The Sales Cycle

Once you have decided to put your house on the market there are a few things that you should know about the process of selling your home. Potential buyers will want to see your home at all hours of the day and night, particularly at night and on weekends, even at times when you least feel like hosting strangers. Selling your home quickly is all a matter of seller motivation.

If you want to sell your house fast, then try not to mind the inconvenience of showing during your down time and make your property available whenever an agent calls for a showing. Remember, we're talking missed opportunities here. The one time that you don't allow a showing may have been the time an agent was bringing the "perfect buyer" by to see the one home that was perfectly suited for them. They may not have the opportunity to revisit your home when it suits you or they may have already found another home during the time that they were going to view your home.

A lockbox is highly recommended for agent showings when you're not home. A lockbox contains the key to your home and is accessible by licensed Real Estate agents only. That's right, it's better to show your home when you're not there.

One of the key reasons that you hire a Real Estate agent is to remove any emotional attachment from the sales transaction. Agents ensure that negotiations are kept at an arm's length and offers and counteroffers are handled in an emotionally detached and professional business manner.

After all of the blood, sweat and tears that you have put into your home, it is easy to feel insulted when a potential buyer makes a low offer on your house. Your agent is highly trained to get serious buyers and sellers to agree on one price... reach a "meeting of the minds" so to speak.

Once your house is "under contract" there is still a lot of behind the scene work to be done. Your buyer will more than likely finance all or a portion of the sales purchase price. Appraisals, surveys, home inspections and title searches are just a few of the activities that will need to be conducted and managed in a timely manner. Relax! If you are represented by a competent agent, these activities will be fairly transparent to you the seller. You have hired him/her to take care of these things for you.

Your house will "close" (that's when money actually changes hands and the buyer is handed the keys to their new home) after the buyer has typically secured financing, and all of the above-mentioned activities have been completed. Usually this take between three to four weeks after a contract has been accepted.
