Seller Commission Options
Every seller's need for Real Estate services in Fort Lauderdale differ in scope and complexity. For example, one seller may own a vacant property in a "hot" investment area, while another seller may be selling their Fort Lauderdale single-family home located in a quiet residential area and need to occupy the home while it's on the market.

The first seller has no emotional attachment to their property and is satisfied to have a lockbox placed on the door for easy Realtor access. Whereas the second seller may want the peace-of-mind of having their home shown by appointment only and accompanied by their listing agent. Why should the first seller pay the same commission rate as the second seller?

Realizing that all Real Estate listing situations are different, I have developed a menu of Real Estate services that I can offer along with a corresponding graduated commission structure. Choose the services that you need and pay a commission rate that you can live with. Sales commissions are split, with half of the commission going to the selling broker (the broker that actually brings the buyer).

In today's post "boom" market, it is not uncommon for sellers to offer added incentives to buyers in order to differentiate their property from other similar properties on the market. These incentives are taking the form of increased sales commissions in excess of 6%, sales bonuses to the selling agent, vacations, cruises, and spa memberships to name of few.

Sellers are getting very creative trying to overcome today's market leveling. If you need to sell quickly, you may want to consider "sweeting the pot" in order to make your listing more attractive to the relatively few precious buyers.

Comparative Market Analysis (CMA)
An informal estimate of market value performed by a Real Estate agent for the seller to assist in arriving at an appropriate listing price. A Comparative Market Analysis gives us a solid foundation for realistic, effective pricing by telling us what buyers are willing to pay in today's market.

Place listing in MLS
The Multiple Listing Service (MLS) is a computerized resource that allows me to share information on your property with all other members of the local Board of Realtors. This is important because it allows agents to match their buyers' needs with the prices and features of available properties currently on the market. Greater exposure is obtained and a greater chance of sale will result. Placing a listing in the MLS can result in the listing automatically appearing on certain Internet websites and MLS search engines.

"Just Listed" Postcards
To be successful in reaching buyers for your property, we need to ask who they are likely to be. A property profile for you buyer could be someone who is from out of town or maybe your next door neighbor! Neighbors can be an excellent source of buyer leads, so I will blanket the immediate neighborhood with high impact postcards using my "just listed direct mail system" announcing that your property is on the market.

Local Print Advertising
I advertise my listings in the Sun Sentinel HomeSpots. HomeSpots is a special Real Estate section of the newspaper that comes out in the Sunday edition.

My property flyers have been very effective in communicating the best features of a property directly to buyers. I keep a supply of flyers at the property for buyers and their agents to pick up at opens houses and showings. In addition, I distribute flyers to other Real Estate offices in the immediate market area.

Advertise in Regional and National Publications
Part of my "full service" marketing system includes advertising your property in Regional and National publications depending on the individual appeal and marketability of your property.

For example, a condo in Palm Aire that would appeal to a New York "snowbird" might warrant an advertisement in The New York Times. A home on an Intracoastal point lot might benefit from an ad in Yachting Magazine or the Wall Street Journal. Here is where I get to put my 20+ years of advertising experience to work for my sellers.

Realtor.com
Realtor.com is the official website of the National Association of Realtors. It is one of the most popular Real Estate websites on the Internet. By listing you home in the Realtor Association of Greater Ft. Lauderdale's MLS system, your property will automatically be included in Realtor.com's database of over 2 million homes for sale nationwide.

In addition to the exposure you will receive on Realtor.com, I personally own several websites that target specific niche markets in the Greater Fort Lauderdale area. Another feature of my "full service" marketing system includes featuring your property on all of my websites.

Electronic LockBox
An electronic lockbox is a house key storage device that hangs on your doorknob. An electronic lockbox on your property tracks agent entries and provides a reliable system for security during the real estate selling process. The unit is computerized and can be accessed via a PC to retrieve access information.

Brokers Open
A Brokers Open is a way to expose your listing to other Realtors. It is basically a catered open house event for Real Estate agents and Brokers. Invitations are sent out to the areas' most successful Real Estate agents to come preview your property. Chances are that one of the Realtors who attend the Brokers Open will have a buyer in mind that is looking for the same exact features that your house offers. The general public is not invited.

Open House
An Open House is an event that is designed to "open" your property up to the general public. Open houses have been a very successful marketing tool for sellers wanting to maximize showings to people familiar with the area. Through advertising and strategically placed signs, we have the opportunity to make direct contact with prospective buyers. Neighbors are also invited, who frequently are good sources of buyer leads.

Personally Accompany Agents On Showings
Many sellers do not want strangers coming into their home unless they are accompanied by someone they trust. This is typically the case when children and the elderly are left at home alone during the day. As part of my "full service" marketing plan, I will gladly accompanying all Real Estate agents on showings for your added peace-of-mind.

Negotiate Offers
In the normal course of forming a contract to purchase Real Estate property, one party must begin the sequence of events by making an offer. Often times a counteroffer is made which alters the terms of the original offer. It is not uncommon for a series of offers and counteroffers to take place before a meeting of the minds is accomplished and a contract is formed. This is where you need a Real Estate expert to act on your behalf in a calm and deliberate manner.

I am a trained negotiator with many years experience negotiating contracts. It is important that your contract is negotiated in an objective and unemotional frame of mind.

Bring Contract to Close
Once you have an accepted contract, the next step is to follow through on the terms and conditions of the contract. There are many people, each with important tasks, involved in the closing of a real estate transaction.

While it is assumed that everyone is completing their tasks on-time, this is often not the case. It is important to track the progress of the closing and insure that others are fulfilling their obligations as well. It is my job to keep everyone notified every step of the way as to what is and what is not happening.

Only after all of the contract's contingencies have been met, and the terms and conditions of the contract fulfilled, that final preparation for the closing can take place.
