Now is a good time to purchase Fort Lauderdale real estate! Home prices are down, sellers are motivated, mortgage rates are the lowest they have been in 30 years and tax relief is available to first time homebuyers.

The good news for prospective buyers is that we are seeing a drop in single family home and condominium prices signaling that the Fort Lauderdale real estate market has turned full circle. We are definately experiencing a Buyer’s market. There is currently a huge selection of available properties listed for sale due in part to sluggish sales, a rise in foreclosures and investors in need of a bailout. There are currently three times as many properties on the market for sale and only a third of the number of Buyers looking for properties. Many sellers are now offering incentives to purchase such as Seller contributions to Buyers closing costs and allowances for upgrades and repairs that were previously unheard of in the last couple of years.

According to statistics compiled by the Realtor Association of Greater Fort Lauderdale, the median price of a single family home in Broward County is $195,000 and the median price of a condominium is $85,000.

Investors purchasing pre-construction luxury condominiums are being cautioned. With fuel costs, inflation, and rising inventories, selling in the high-end condominium sector could be negatively impacted.
